Summary: Refurbishment of 49 rooms including the six luxurious suites of a Grade B listed terrace of five grand 19th century townhouses each with its own distionctive architectural character
Background: One Devonshire Gardens is a Grade B listed building well known for its celebrity guests, including George Clooney, Jon Bon Jovi, Whitney Houston and Justin Timberlake to name a few and whose restaurant, Amarylis, was run by Gordon Ramsay until 2004,
Description of Work: All 49 rooms have been sympathetically refurbished keeping in mind the hotel’s heritage. The original fireplaces, original ornate cornices and mouldings, along with the magnificent windows, have all been preserved and worked into the overall design while ensuring that the hotel could offer modern luxuries and adhered to the latest fire and safety regulations
Works included:
• Downtakings including full bathroom, saunas, bar areas, floor coverings, wallpaper, doors, walls
• M&E isolation
• Bathroom installation including sanitaryware, flooring ( including underfloor heating and wall coverings
• Building new partitions, wardrobes
• Restoring ceilings
• Decoration
• Bespoke electrical fittings
• Bringing M & E up to current standards
• Floor coverings
• Decoration and plastering
• Restoration of radiators, coving, bespoke cornicing and dados
• Supply and fit new doors, ironmongery to match existing
• Service of air conditioning system
The objective was to ensure that the hotel could still operate with minimal disruption and to deliver high-quality finishes in keeping with the prestige of the hotel’s name and reputation.
The key was planning. We would only have each room/suite for an agreed number of days and we had to ensure that all materials and trades were organised and scheduled into the overall plan and that we had allowed ourselves enough time contingency to ensure that any issues that arose could be dealt with without moving any deadlines.
Even though there were many trades involved, including mechanical, electrical, joiners, plasterers, decorators and specialist contractors and the interior designers who all had to come together and work from this plan, we did in fact come in on budget and time.
As would be expected there were several issues especially with a 19th Century building which had originally been five separate townhouses and had been used both for residential and commercial purposes with few available drawings to show the alterations including electrical and mechanical that had been undertaken over the years.
We were pleased that the running of the hotel was not affected by our work and it is testimony that guests were not aware that any work was being undertaken.
